In good news for flat buyers in Noida extension, no interest will be charged from builders by Greater Noida Industrial Development Authority (GNIDA) from October 21, 2011 till approval of Master Plan by NCR Planning Board.
Builders have said if authority gives relief to them they will pass the benefit to buyers.
GNIDA has given approval to treat the period between the Allahabad High Court order of October 21,2011 till the approval of master plan by National Capital Region Planning Board as zero period, officials said, adding no interest on this period would be charged by authority from the builders.
Noida Extension Flats Owners Members Association representatives said it was their prime demand and now builders should honestly pass the relief to them. They said the builders should also not demand instalments penalty interest.
Moreover, builders should declare a moratorium on payment of instalments till the NCRPB approval is granted so as to provide relief to Noida extension buyers.
Over a lakh buyers have been affected by the farmers agitation over land acquisition, court judgements and non-approval of master plan by NCRPB.
The Allahabad High Court had directed the Authority on October 21, 2011 to get the Master Plan approved by the NCRPB.

In a major relief to allottees in Greater Noida — which also covers the proposed realty hub of Noida Extension — the authority on Monday said the period during which construction was halted would be treated as “zero period.” In other words, no interest would be charged from allottees on unpaid
installments during this period. CEO of Greater Noida authority Rama Raman said, “Allottees of various plots such as residential, group housing, industrial, institutional and commercial are unable to pay installments, so we will not charge interest during this period.”
Construction in Noida Extension — where 2.5 lakh flats are planned and one lakh booked — and elsewhere in Greater Noida has been frozen for more than eight months now after an Allahabad High Court ruling in October last year.


Metro line between Noida, Greater Noida approved
NOIDA: Nearly four months after the government in Uttar Pradesh changed hands, the three development authorities — Noida, Greater Noida and Yamuna Expressway — held their long-awaited board meetings on Monday. Metro connectivity remained the focus of Noida Authority at its 176th board meeting. Apart from approving the DPR for a Metro extension between Kalindi Kunj and Botanical Garden, Noida Authority also gave its nod to a 7km link to Noida Extension. An exclusive Metro route between Noida and Greater Noida also got the board's clearance.

For the year 2012-13, the Authority allotted a total budget of Rs 7,021 crore for Noida. Of this, nearly 43% (Rs 3,000 crore) was allocated for development and infrastructure, besides Rs 500 crore for Metro extension.

"The long-pending DPR of the 3.9km Metro route between Kalindi Kunj and Botanical Garden will now be forwarded to the state government for approval. After that an MoU will be signed and then we will release the funds for its commencement," said Sanjiv Saran, CEO, Noida Authority.

In an effort to provide Metro connectivity to lakhs of people who would reside in the 'affordable housing hub' Noida Extension in the next 2-3 years, the board approved a proposal to extend the City Center Metro line till the crossing of sectors 71 and 72. A DPR will soon be prepared for this line. While the stations will be marked soon, Noida Authority officials said at least two stations will fall in Noida Extension, near Gaur roundabout and Eco Village-III. "This 7km route will cost Rs 1,800 crore. Of this, Rs 1,100 crore will be shared between Noida and Greater Noida," Saran said.

A special Metro line connecting the twin cities also got the green signal. "We are working on a PPP model and studying the feasibility of constructing this 35km line. The project is estimated to cost Rs 200 crore per km," the CEO said.

The Authority fast-tracked proposals for the widening of two bridges over the Shahdara drain near Film City and before the Okhla Barrage. The board also approved the setting up of a centralized emergency helpline number that will cater to police, medical and fire emergencies. The number will be functional 24x7. "We are in the process of finalizing the blueprint of this project and should launch it on August 15," Saran said.

The Authority plans to establish a Rs 100 crore, IIT-Roorkee approved, UASB technology driven sewage disposal system, and identify a sanitary land fill site in Sector 123. Construction of underpasses, flyovers and foot over bridges across the city is also on the cards. Special schemes will be launched for banks and nursing homes which have been displaced after the Supreme Court ruling barring all commercial activity from non-conforming areas.

Noida: Noida and Greater Noida boards have given approval for the extension of metro till Noida extension and setting up metro rail in other parts of Greater Noida on PPP model basis. Chairman of three authorities Rakesh Bahadur said the boards have given in-principle approval to extend metro from Noida Sector 71, 72 crossing till Noida extension in Greater Noida area and directed preparation of Detailed Project Report for it.
The project cost is estimated at Rs 1,800 crore, and Noida Authority will pay Rs 600 crore while the rest will be paid by Greater Noida Authority, Bahadur said.
Besides this, the board gave approval for metro rail extension in Greater Noida areas on PPP model at an estimated cost of Rs 7,500 crore, he said.
Metro to reach Noida extension
He said Rs 500 crore will be spent for Metro Rail extension from Botanical Garden to Kalndi Kunj, for which work has started from Delhi area.
Total cost of the project is Rs 845 crore out of which Noida authority will pay Rs 492 crore and acquire land worth Rs 65 crore. Total length of this line is 3.96 kilometer, he said.
Noida City Centre Sector 32 to Sector 62 Metro Extension project is in final stages, he said, adding, total length of this line is 6.675 kilometer and project cost Rs 1,816 crore.
Final detailed project report for this was being prepared by DMRC, he said.
He said Rs 150 crore has been earmarked for a district hospital in Noida - Dr Bhimrao Ambedkar hospital.
For Ganga water supply, Rs 87 crore has been earmarked, he said.
In the year 2012-13 Noida authority has planned to start construction of flyovers and underpasses and upgradation of Sector 50 and 54 sewage treatment plants, he said.
New sewage treatment plants will be set up at Sector 123 and Sector 168. Foot overbridges too have been planned to be developed in the year 2012-13.
The board has given approval for three drain bridges on Shadara drain, he said.
The progress on work of The Greater Noida Night Safari was also reviewed and the concerned officials were asked to complete implementation of the project.
