Escalation charges (We have calculated escalation charges of
last 3 years (2009-2012) according to formula mentioned in Annexure-A & it
is coming around 11%. At the time of possession, there will be a huge financial
burden on buyers in the form of escalation charges as construction cost (raw
material, labour, fuel & power, other building construction etc.) will
surely increase in future & the value of escalation charges may be more than
of 11% in 2015 (possession).
Clause-2
It is also mentioned on agreement that all financial
burden regarding surcharge/compensation to farmers will have to bear by
customers in future due to any statutory/court order. This clause may also
create a problems to buyers in future.
